what is an inspection?
The home inspection is an objective visual examination of the physical structure and systems of a home – from the roof to the foundation. One of the best ways to understand a home’s condition, habitability and safety is to hire professional home inspector. We take a systematic approach when we look at homes and determine how one component of the home may affect the operation or lifespan of another. We also identify areas where repairs may be needed or areas that may have had problems in the past.
what does a home inspection include?
A standard home inspection summarizes findings from a visual inspection of the condition of the homes heating system, central air conditioning system (temperature permitting), interior plumbing and electrical systems; roof, attic and visible insulation; grading and conditions; ceilings, floors, windows and doors; foundation, basement, and visible structures of the home. why do i need a home inspection?
For many people, their home will be the greatest investment they will ever make. The average person is unable to determine on their own the existence of problems that may exist in the home you are buying or selling. These problems, left unchecked, can end up costing a significant amount of money. A professional inspector is trained to observe these potential problems and report them so the buyer can make a more educated decision on the purchase of the home. The inspection is your best protection against buying a home, needing repairs, that you may not be able to afford.
can a house fail a home inspection?
No. A professional home inspection is an examination of the current condition of the home. It is not an appraisal, which determines market value, or a municipal inspection, which verifies compliance to local codes and standards. We will not pass or fail a house. A home inspection describes the physical condition of the property at the time of inspection and indicates what may need repair or replacement. We provide the information, the you decide how to use the information provided.
what is the home inspector responsible for?
Inspectors are there to limit your risk in the purchase of a home. However, inspectors cannot eliminate your risk. There are limitations on the inspector based on what is visible and can be observed at the time of the inspection. Generally, an inspectors function is to observe and evaluate the major systems of the home and report to you the conditions on the day of inspection. There are limitations to how in depth of an evaluation a home inspector can perform, based on the types of systems and whether or not the items are visible without requiring the inspector to dismantle the system. Home Inspectors do not dismantle any systems to verify their condition; we only evaluate what is visible.
When or If problems are found, we will either offer recommendations on how to repair or recommend that you have the items further evaluated by someone who specializes in that field. Unfortunately, we are unable to predict how a system will function in the future or even if the condition will be the same the day following an inspection. As we all know, anything that breaks down was working the day before it failed; a furnace working on the day of the inspection may develop a problem between the date of our inspection and the day you move into your home.
At the time you schedule, or at the scheduled inspection, we will have an agreement for you to read and sign. The agreement covers the items the inspector is capable of inspecting as well as any limitations. It is best you understand what is covered and in your best interest to not assume what an inspector can or will perform based on what want him to do for you. If you have any questions, it is best to ask these before your inspection begins.
what will the home inspection cover?

do i need to be at the inspection appointment?
It is always recommended, although it is not necessary, for you to join us during the inspection. Being present during the inspection allows you to ask questions about the condition of the home, how its systems work and how to maintain them. After you have had a chance to see the property, you will find the written report easier to understand.
what if the property inspection report reveals problems?
No house is perfect. When we find problems, it does not indicate you should not purchase the house. My findings serve to educate you in advance of the purchase about the condition of the property. A seller may adjust the purchase price or contract terms if major problems are discovered during the inspection. If your budget is tight, or if you do not want to be involved in future repair work, this information will be extremely valuable.
